Good landlord customer has turned into a slow payer.

So one of my better customers that owns a number of apartments around town seems to be letting my bills slip.

My term on my invoices do not say 15 day, 30 day or anything like that.
It says in red letters that it is "due on receipt".

I could always count on a check in the mail 1-2 weeks at the most.

Now they have been taking 1-2 months.

Not sure if it was the professional thing to do but last month when the maintenance man for this company called me to look at a refrigerator I asked him if the owner/landlord had been around the last few weeks. He said yes, why?

Told him I had not been paid for any of the service calls from the month before and was wondering what was going on. He said that he would talk to them.

Well that did not help anything.

They send me payment for service calls I did for them 1-2 months ago and that's it.

I know when they send the checks that they had to have already received bills from current service calls that took place this month, but for some reason they are not paying them right away.

It's always the maintenance man that calls me when they need something. Not sure if I should tell him that I'm not willing to do any more work for them until their bill is current or if I should call the landlord before then.

I don't need the work, but I hate to cut my own throat too.

I'm not a bank and I hate letter other people keep my money for months at a time.

What would you do?

I would contact the landlord.  When you talk to maintenance you really don't know if the word even gets to the landlord.  Don't take any more calls until they are current.  You'll probably be surprised how fast you get paid when a tenant is losing food and nobody will fix his fridge.  If you lose him as a customer, then he becomes someone else's problem

I agree about talking to the landlord. Have you ever met him? I like to meet the person in charge and get to know them. Keep the line of communication open and every thing seems to go smoother.

Called her (the landlord) today and she was very nice about it.
She apologized and said she would mail a check out this week.

AJ,  you did the right thing..  I do alot of landlord work,  and I just call them and tell them that I get out there fast and I expect to be paid within a couple of weeks.    Never had anyone give me a hard time and most are understanding.   I just explain to them that I have to buy parts,  gas,   and other expenses and if someone doesn't pay me reasonably fast,  I can't work for them anymore.  Maintenance men don't pay the bills,  but I have told them I can't come out because you boss owes me money.    It's hard to give up a customer,  but....... its not worth the aggrevation and you can replace them with another good paying customer.

Well if she would have mailed the check out last week like she said I should have had it today.

Guess what? No check yet. I have decided to go ahead and stop doing work for this customer.

The next time their maintenance man calls me for service I'm going to simply tell him that I can no longer do any work for them until the bill is paid up and after that I will need to be paid the same day. I'm not waiting months for my money anymore.

Good decision AJ. You could do what some debt collectors used to do and send a "heckler" to stand outside her house or work and loudly proclaim that this woman doesn't pay her bills every time she comes out. :embarassed: O0

Good decision.    I've shed slow paying customers and have replaced them with good paying customers.  My business is in much better shape for the trouble.    I, Like you,  hate to loose a customer but a bad payer is not worth keeping in my opinion.

10 days later and still no check.
Being lied to is the worst part of the whole thing.

I can live without the money from this one customer just fine. It won't make any difference to me one way or the other, but why tell me your going to send a check and then not do it?

Heck I would have been happy with any check , ever if it was not for the full payment, but telling me your going to send a check and then you don't just ticks me off.
